Can I use these plans to get a building permit?
The plans are based on the 2021 International Residential Code (IRC), the code most US counties use. Submit them to your county or city building department. Requirements differ by area, and some counties may ask for small changes or a review by a local engineer.
What file formats do I get?
The plan set is a PDF on 24" x 36" sheets, ready to print at any print shop. The material list comes as PDF and Excel. Renderings are high-resolution JPG images. The Full Package adds CAD files in DXF format, which open in AutoCAD and most CAD programs.
Who designs the roof trusses and beams?
Your truss supplier designs the trusses for your location, and your lumber supplier sizes the beams and headers. This is standard practice and is usually free when you buy from them.
How does the build cost calculator work?
Open the Excel material list and enter your supplier's price next to each item. The calculator adds up each category, then lets you add labor, permits, site work and a contingency. You get an estimated total and your cost per square foot, based on real prices in your area.
Can I make changes to the plan?
Yes. You and your builder can adapt the plan to your lot and your needs. With the Full Package you can edit the CAD files directly.
How many houses can I build?
PDF Plan Set and PDF + 3D Renders: one house. Full Package: as many as you like. The full license is included in every download.
Are the plans in feet or metric?
Feet and inches, with a metric floor plan included in every set.
When do I get my files?
Immediately after payment, by download link and by email. You can download them again at any time.
